The Buyer's Property Inspection

Most buyers order a licensed inspection to verify conditions per the Purchase Agreement. Some buyers arrange specialty inspections (roof, HVAC, plumbing, etc.). If financing is involved, the lender will order an independent appraisal to confirm the property’s value for the loan amount.

The Closing Agent

A title company or attorney acting as closing agent reviews the property's title history and certifies clear title at closing, ensuring transfer of ownership free of encumbrances.

Contingencies

Contingencies are conditions that must be satisfied before a contract becomes binding—common examples include inspection and financing contingencies. Buyers will typically:

  • Secure financing and insurance
  • Review title reports and disclosure documents
  • Complete inspections (roof, termite/pest, chimney, boundary survey, well/septic, pool/spa, mold, lead-based paint, HVAC, etc.)

Responding objectively and fairly to renegotiation requests is critical. An experienced listing agent helps you evaluate requests and protect your interests throughout.

Loan Approval and Appraisal

We recommend accepting buyers with lender pre-approval, an approval letter, or a written loan commitment—these provide stronger assurance than pre-qualification. Expect a lender appraiser to confirm the sales price aligns with market value.
